These Terms of Service govern your use of this website and the short-stay home rental management services provided by BSA Home Stays LLC. By visiting this website, submitting an enquiry, making a booking or entering a management agreement with us, you agree to be bound by these terms. If you do not agree, please do not use the website or the services.
We have written these terms in plain language so that guests and owners can understand the arrangement without legal training. Where a word has a defined meaning, we explain it in the section where it first appears. The headings are for convenience and do not limit the meaning of any section.
1. About the Company
BSA Home Stays LLC is a limited liability company registered in the United States that manages short-stay home rentals. The company operates from its office at 7533 S Center View Ct, West Jordan - 84084-5526, United States (US). Throughout these terms, the words we, us and our refer to BSA Home Stays LLC, and the words you and your refer to a guest, an owner, a website visitor or any other person who uses the services.
Our contact details, including the office email and telephone number, appear at the end of this page and in the footer of every page of this website.
2. Our Services
BSA Home Stays LLC provides management for short-stay homes in West Jordan and the surrounding Salt Lake Valley. Our services include preparing a home for guests, listing setup and photography, guest screening and check-in management, turnover cleaning and restocking, and maintenance with seasonal care. The services are described in greater detail on the services page of this website.
We act as a manager. In that role we coordinate the operation of a property, but we do not own the property unless we state otherwise in writing. An owner who engages us remains the owner of the home, and a guest who books a home enters an arrangement that is subject to the rules described in these terms and in the information provided at the time of booking.
We may add, change or withdraw a service at any time. Material changes to a service that you have already booked will be communicated to you before they take effect where that is reasonably possible.
3. Eligibility
You must be at least eighteen years of age to make a booking or enter an agreement with us. By using the services, you represent that you have the legal capacity to enter a binding contract and that the information you provide is accurate.
A booking may include guests under eighteen, but the adult who books the stay is responsible for the entire party and for ensuring that the party follows these terms and the property rules. If we learn that a booking was made by someone who is not eligible, we may cancel the booking and refuse access to the home.
4. Bookings and Reservations
A booking is a request until it is confirmed by us. We may decline a request for any lawful reason, including a concern about the size of the party, the purpose of the stay or the suitability of the home. When we confirm a booking, we will send you the essential details such as the address, the arrival and departure dates, and the check-in instructions.
You agree to provide accurate information about the number of guests and the intended use of the home. If the actual party is larger than the party stated in the booking, or if the home is used for a purpose we did not approve, we may treat the booking as a breach of these terms and take appropriate action, which may include asking the party to leave.
We do not accept bookings for parties, events or commercial gatherings unless we have agreed in writing beforehand. The homes we manage sit in residential neighborhoods, and our rules exist to protect those neighborhoods.
5. Rates and Payment
Rates for a stay are displayed at the time of booking and may vary by season, length of stay and demand. The total you are quoted includes the nightly rate and any fees we disclose, such as a cleaning fee or a damage waiver where applicable. Taxes may be added where the law requires them.
Payment terms are provided during the booking process. In general, a deposit is required to confirm a reservation and the balance is due before arrival. Payments are processed by a third party provider, and your use of that provider is subject to its own terms. Currency is the United States dollar unless stated otherwise.
If a payment fails or is reversed, we may suspend or cancel the booking. We may also pass on reasonable costs that result from a failed payment, to the extent the law allows.
6. Cancellations and Refunds
The cancellation policy that applies to your stay is the one shown at the time of booking. Because homes are reserved for specific dates, a cancellation can leave a gap that is difficult to fill, so our policies balance fairness to the guest with fairness to the owner.
If you cancel within the period allowed by the policy, we will refund the amount that the policy states, less any non refundable fees that were clearly disclosed. If we must cancel a confirmed booking for a reason within our control, we will offer a comparable alternative home or a refund of the amount paid for the affected nights.
Requests to change dates are treated as a new booking subject to availability and to any rate difference. We will always try to accommodate a reasonable change when the calendar allows it.
7. Guest Responsibilities
As a guest, you agree to treat the home with care and to leave it in a reasonable condition. You are responsible for the conduct of everyone in your party, including any visitors you invite to the property. You agree not to exceed the stated occupancy, not to sublet the home, and not to use it for any unlawful activity.
You agree to follow the property rules provided at check-in, which may cover quiet hours, parking, waste disposal, smoking and pets. You agree to report any damage, breakage or malfunction promptly so that we can address it. You agree to secure the home when you leave and to return any keys or access devices as instructed.
You accept responsibility for any loss or damage caused by you or your party, beyond ordinary wear and tear, and you agree that reasonable repair or replacement costs may be charged to you or deducted from a deposit where one applies.
8. Check-In and Check-Out
Standard check-in and check-out times are shown in your booking confirmation. A home is prepared between stays, and early check-in or late check-out can be arranged only when the schedule permits and only if we agree in advance.
Access is provided through the method described in your arrival instructions, which may be a door code or a lockbox. Please keep access details private and let us know at once if an access method fails. Departure instructions, including what to do with keys, towels and waste, are provided inside the home.
If you remain in the home after the agreed check-out time without our permission, we may charge an additional amount and, in serious cases, treat the stay as an unauthorized occupation.
9. Property Rules
Each home has its own rules, but several apply to every property we manage. Smoking and vaping are not permitted inside the homes. Fireworks and open flames are not permitted. Quiet hours begin in the evening and continue into the morning, and outdoor noise must remain reasonable at all times. Parking is limited to the spaces we describe, and vehicles must not block a neighbor driveway.
Pets are allowed only where the listing states that they are welcome, and any approved pet must be disclosed at booking. Additional cleaning charges may apply after a pet stay. Unauthorized pets may result in a charge or in a request to end the stay.
We may update property rules when necessary for safety or for the peace of the neighborhood. Updated rules apply to stays that begin after the update.
10. Damage and Security Deposits
We inspect each home between stays. If we find damage beyond ordinary wear and tear, we will document it and contact the responsible guest. Where a security deposit or a damage waiver applies, the terms of that arrangement are described at booking.
Charges for damage are limited to the reasonable cost of repair or replacement, supported by a receipt or an estimate where one is available. We do not use damage provisions as a penalty, and we do not charge for normal use of the home.
If a guest believes a damage charge is mistaken, the guest may contact us and we will review the matter in good faith.
11. Owner Terms
An owner who engages us to manage a property enters a separate management agreement that describes the scope of the work, the fees, the term and the obligations of each party. These terms apply to the owner in addition to that agreement, and if the two conflict, the management agreement controls for matters it addresses.
The owner is responsible for the condition of the property, for any required permits or registrations, and for maintaining appropriate insurance. We are responsible for operating the home according to the standard described on our services page and for reporting to the owner in a clear and timely manner.
Owners may block personal dates on the calendar subject to the notice described in the management agreement. We will not accept a booking that conflicts with a blocked date that was properly recorded.
12. Website Use
This website is provided for information and for communication with our office. You agree to use it lawfully and not to interfere with its operation. You agree not to attempt to gain unauthorized access to any part of the site, to introduce malicious code, or to use automated tools in a way that burdens our systems.
We try to keep the information on this website accurate, but details such as availability, rates and descriptions can change. A statement on this website is an invitation to enquire and does not by itself create a binding booking.
13. Intellectual Property
The text, layout, photographs and design elements on this website belong to BSA Home Stays LLC or are used with permission. You may view and print pages for your own personal use, but you may not copy, republish or distribute the content for commercial purposes without our written consent.
The names and logos associated with the company are our property. Nothing in these terms grants you a license to use them except as needed to refer to the services in an honest and accurate way.
14. Prohibited Conduct
The following conduct is not permitted in connection with the website or the homes we manage. You must not use a home for an unlawful purpose, must not damage property on purpose, must not harass a neighbor or a member of our team, and must not provide false information to obtain a booking.
You must not sublet a home, use it as a business address without approval, or hold an event that exceeds the occupancy stated in the booking. You must not remove or tamper with safety equipment such as smoke alarms or fire extinguishers.
If you engage in prohibited conduct, we may end your stay, cancel a future booking and, where appropriate, report the matter to the authorities.
15. Third Party Services
The website and our operation rely on third party services, including booking platforms, payment processors and mapping tools. Those services have their own terms, and your use of them is governed by those terms. We are not responsible for the acts or omissions of a third party, though we will help you resolve a problem where we can.
When you book through a third party platform, the platform rules and our property rules both apply. Where there is a direct conflict about the stay itself, these terms and the property rules control.
16. Disclaimers
The services are provided on a reasonable care basis. While we work hard to keep every home in good order, we do not guarantee that a home will be free of every defect or that a service will be uninterrupted. Circumstances such as weather, utility outages and unexpected repairs can affect a stay.
This website and its content are provided as they are, without warranties of any kind beyond those that cannot be excluded by law. We do not warrant that the website will always be available or that it will be free of errors.
17. Limitation of Liability
To the fullest extent permitted by law, BSA Home Stays LLC is not liable for indirect, incidental, special or consequential losses arising from your use of the website or the services. Our total liability for a claim relating to a stay is limited to the amount you paid for that stay, and our total liability for any other claim is limited to a reasonable amount.
Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for fraud or for death or personal injury caused by negligence where the law does not permit an exclusion.
Some jurisdictions do not allow certain limitations, so a part of this section may not apply to you. In that case the remaining parts continue to apply.
18. Indemnification
You agree to indemnify and hold harmless BSA Home Stays LLC, its members, employees and contractors from claims, losses and reasonable costs that arise from your breach of these terms, from your misuse of a home, or from the conduct of someone in your party. This obligation survives the end of your stay or your use of the website.
We will notify you of a claim that may fall within this section and will cooperate reasonably in the defense of the matter. You may not settle a claim in a way that imposes an obligation on us without our written consent.
19. Dispute Resolution
If a dispute arises, we ask that you contact us first so that we can try to resolve it directly. Most concerns about a stay or a charge can be settled with a short conversation and a fair adjustment where one is warranted.
If a dispute cannot be resolved informally, the parties agree to attempt mediation before pursuing other remedies. Any proceeding that follows will be brought in a court of competent jurisdiction in the State of Utah, unless a mandatory law in your place of residence provides otherwise.
20. Governing Law
These terms are governed by the laws of the State of Utah and the applicable laws of the United States, without regard to conflict of law rules. If any provision of these terms is found to be unenforceable, that provision will be limited or removed to the minimum extent necessary, and the remaining provisions will continue in full force.
Our failure to enforce a provision on one occasion is not a waiver of our right to enforce it later. These terms, together with any booking confirmation and any management agreement, form the entire understanding between the parties concerning the subject matter described here.
21. Changes to These Terms
We may update these terms from time to time. When we make a material change, we will update the date at the top of the page and, where appropriate, provide a more prominent notice. Changes apply to bookings made after the update, and continued use of the website or the services after an update means that you accept the revised terms.
We encourage you to review this page before making a booking so that you are familiar with the terms that will apply to your stay.
22. Contact Information

23. Closing Statement
These terms exist so that guests, owners and our team share the same expectations. A short-stay home works best when everyone understands the arrangement, keeps the home in good order and communicates openly. We appreciate the trust that both guests and owners place in us, and we take that trust seriously in every decision we make about a property.
